We are looking for a friendly, caring, manual based Chiropractor to take over the business. Could this be you? The current male chiropractor has enjoyed an excellent reputation in the City of Glasgow over the last 11 years and is loathe to give up the business, however we are very much wanting to emigrate back to Canada as soon as we find the right Chiropractor to take over the clientele. We are looking for someone with a good personality who is serious about taking it on for the long term.
The property itself is owned by the chiropractor and can be leased for as long as the new chiropractor wishes, with an option to buy the property at the end of the term. The property is not subject to council tax due to Scottish Government small shop owners incentives. A considerable amount of money was spent in 2009 on a full "back to the bricks" refit, and expansion of the premises into a modern 1000 square foot space. Over £50k was spent on modernizing the premises.
The premises boast double glazing, electric roller shutter, new signage/lighting, new heating, and bespoke filing and front desk units in maple and walnut and disabled facilities. Three relatively new Omni full drop tables were recently refitted with new vinyl and foam. Included is a Millenium Subluxation Station with the latest software however this has not been implemented in the practice yet. There is no x-ray machine but plenty of room for it
We enjoy mostly patient referrals but a good number of medical referrals as well. Other than a Yellow Pages/Yell.com ad and the shopfront, very little advertising is utilized. There were on average around 300 new patients per year over the last five years. We charge £40 for Initial Visits, and £30 for regular visits (£30 and £25 for seniors and students). Gross Revenue per year averages around £170k over the last five years with low overheads.
It is located in the up and coming Langside area of Glasgow South which benefits from a new hospital and college. The Practice is located on a main artery into/out of the city and it is situated at a traffic intersection. There is also a train station into the city just around the corner.
The fourth treatment room is rented separately by an excellent wholistic Massage therapist who is a registered nurse.
The clinic operates for three and a half days per week so there is plenty of room for growth of the business. (All day Mon/Wed/Fri, and Tues. morning)
