The Practice Owner originally started out as an Associate in 1998, buying the clinic in 2002 and selling half the patient base to the other expense partner in 2008. There have been a number of associates working at the practice over the years and the patient base has been subjected to all Chiropractic Techniques.

The clinic is based just off Fulham High Street, gaining exposure from the passing trade, but with the benefit of considerably less rent. It is 5 minutes walk from Parsons Green Tube Station and 10 minutes from Fulham Broadway Tube station. Major bus stops and 'pay and display' parking surround the clinic in all directions.
Fulham is bursting with young professionals who thrive in this affluent part of London. It is a constantly developing commercial and residential area. The area is served by Chelsea and Fulham Chiropractic Clinic, Fulham Osteopath Clinic and Physio 6. All three clinics are busy. The staff
Sandra is our Practice Manager/Head CA. Malin is our CA and receptionist. Both are extremely dedicated and work long hours. They are enthusiastic, well trained, extremely loyal and reliable. Sandra has been with the practice for 4 years and Malin for just over one year. We also have a resident medical massage therapist with over 26 years of experience. We refer patients to Personal Trainers and Sports Therapists when necessary.

The lease
The lease has 4 years remaining. The landlord is open, friendly and considerate. He will renew at the end of the 4 years and negotiate a further 10 years. The property is recently VAT de-registered reducing the quarterly rent. Currently rent is charged at £22,500 per annum, at least £10,000 less than the high street equivalent. Due to the cost sharing partnership being in place, only 50% of this expense is attributable to the practice (£11,250 per annum).

Marketing
Very little has been spent in terms of cost and time on marketing, therefore there is vast potential for market opportunities. Current marketing only exists internally due to the large patient base. There is a referral scheme which includes one free treatment for every 3 referrals. Good relationships exist with both NHS practices in the area. Both ML Chiropractic and Fulham Osteopathy refer patients to the practice for x-rays and second opinions. The relationships are healthy and constructive. The clinic has a very good reputation in the area and beyond and is the longest standing clinic of all.

Potential
In Fulham, the potential has no limit. What you are prepared to put in, will be rewarded with what you get out. The area is surrounded by baby groups, Pilates studios, yoga studios, commercial and private gyms, resident associations, commercial businesses, police stations, fire stations, schools; both state and private, and many more. The owner is willing to work as an Associate for an agreed period of time to encourage the patient base to remain until the new owner becomes established. This will significantly reduce any loss of goodwill.

The reason for the sale is due to timing. The Practice Owner has two small children and wishes to move away from the city, possibly even overseas. There is no rush to sell, therefore the owner wishes to find the right person for the clinic and is happy to fulfil the offer to stay on as an Associate to help maintain the patient base and existing professional relationships.
